Facade / Curtain Wall Project Manager
Working with an established international contractor, you will take a lead role in the execution of a large facade and curtain wall project in Qatar. An excellent opportunity with a full expat package is available for the right candidate.
Primary responsibilities:
Promotion of a zero accident/health &
safety culture amongst site supervisory staff and labourers. Ensures health and
safety of all site personnel, whether direct employees or labour hire
operatives.
Maintains an environment of productivity,
mutual respect and equality of opportunity amongst staff.
Secures agreed financial, QA/QC and build
outcomes for your packages, including receipt of Practical Completion
certificate.
Ensures that all cost targets and program
targets are achieved.
Obtains a full understanding of the
requirements of the contract between the company and the client.
Ensures client satisfaction and maintains a
cordial and effective working relationship at all times.
Vigilantly protects the financial and other
interests of the company.
Secondary responsibilities:
Ensures functional coordination and
feedback between design, quantity survey, purchasing, expediting, transport,
goods receipt and site installation for all aspects of your package(s).
Preparation of cost budgets for original
works, remeasures and variations.
Preparation of master production schedule
and monthly reporting of production & financial performance measures
against agreed targets, with forecast time and cost to complete.
Ensures continuous and coordinated supply
of materials to work-faces.
Functional duties & responsibilities:
Maintains master production schedule.
Prepares daily production targets for site
supervisor(s) and labourers and monitors performance.
Directs site supervisory staff in
preparation of site reports and other feedback mechanisms.
Prepares site safety plans, as required and
develops the means for feedback from the work-face in relation to safety
issues.
Ensures a specific awareness amongst site
operatives in relation to emergency procedures in the event of accident.
Directs QA/QC department in the obtainment
of approved contractor status for installation works.
Prepares method statements for site works.
Directs design department in the
preparation of construction and fabrication drawings.
Directs Quantity Surveyors in the
preparation of call-off schedules for materials.
Prepares purchase requisitions for site
equipment, stock and fabricated material items, including details of quotes
received and remaining budget allowance.
Directs purchasing staff in the search for
appropriate sources of supply and ensures that multiple quotes are obtained for
each item for the purpose of comparison and negotiation.
Promptly brings to the attention of
Commercial Manager and General Manager any significant overruns on budget.
Liaises with Commercial Manager in the
preparation of Letters of Award and Contracts for sub-contracted installation
and bulk material supply.
Ensures that the re-measurable Bill of
Quantities is kept current.
Ensures timely preparation and submittal of
variations to client, including substantiation and approval follow-up.
Prepares monthly claim for original
subcontracted works, remeasures and variations.
Directs QA/QC staff in the preparation of
material submittals.
Ensures appropriate inspection of delivered
bulk materials for quantity, quality and conformance to specification/drawings.
Directs logistics staff in the finalisation
of material inspection reports.
Directs logistics staff in the movement of
goods from point of unloading to storage area or workface.
Conducts structured and informal training
sessions with site supervisors for on-training to site operatives.
Coordinates with Director of Construction
to ensure appropriate staffing of key work-faces.
Ensures appropriate resource allocation to
snagging and correction of defects at project completion.
Key Performance Indicators:
Achievement of minimum 20% margin for
packages. Margin shall be calculated as (Project Revenue – Direct cost – Preliminaries
allocation) ÷ Project Revenue.
Achievement of client prescribed handover
dates.
Obtainment of Practical Completion
Certificate
Maintenance of zero accident record on
site.
Meets all QA/QC objectives.
Achievement of sustainable cost reductions
in material, equipment and fabrication purchasing.
